The Opus at 701 Wins City Approval

This boutique 54-residence development will focus on wellness and style

The Opus at 701, a boutique, luxury waterfront residential development along Fort Lauderdale’s prestigious Bayshore Drive corridor, has been approved by the City Commission, advancing a next-generation residential concept centered on privacy, wellness, and long-term livability.

The condominium is being developed by The Opus at 701 Team, a partnership comprised of developer William Lougheed, owner of CNB Contracting Corp, and real estate finance executive Richard Mach, who together bring decades of experience across construction, development, and capital markets.

“This project reflects the continued strength of the Fort Lauderdale waterfront residential market and the demand for thoughtfully designed, boutique-scale luxury living,” said Lougheed. “Our vision is to create a property that not only looks exceptional, but supports how people want to feel day-to-day—calm, energized, and connected to their environment.”

The Opus at 701 represents one of the last remaining prime Intracoastal development opportunities in the Central Beach district. The 13-story, ground-up residential building will feature just 54 luxury residences designed by Adache Group Architects, with construction anticipated to begin in the first quarter of 2027.

Residences will feature spacious two- and three-bedroom floorplans ranging from approximately 1,825 to 2,987 square feet, with expansive private balconies designed to frame both sunrise and sunset views over the Intracoastal. Interiors prioritize natural light, air flow, and seamless indoor-outdoor living—elements increasingly recognized as essential to overall wellness and longevity.

The development is being advanced through the assemblage of two adjacent Intracoastal-front parcels at 623 and 701 Bayshore Drive, offering unobstructed water views, potential deep-water dockage, and immediate proximity to Fort Lauderdale Beach, Las Olas Boulevard, and the area’s premier dining and lifestyle destinations.

Curated amenities include a resort-style saltwater pool, state-of-the-art fitness center, and a series of indoor and outdoor spaces designed to support both performance and recovery. From open-air gathering areas to quieter, more restorative environments, the amenity program reflects a growing shift toward residences that actively support physical and mental well-being.

“The Opus at 701 represents a disciplined development approach focused on delivering long-term value in a highly supply-constrained waterfront market,” said Mach. “At the same time, we’re seeing a clear evolution in buyer expectations—toward residences that integrate wellness, longevity, and lifestyle in a meaningful way. This project is designed with that future in mind.”

The development team anticipates beginning pre-sales this season, with construction timelines projected to advance following entitlement and financing milestones.
