The Long Pines townhome project is showing that Coconut Creek is having no problem attracting new homeowners.
The site preparation is still underway on the 50-unit development and it is 60 percent sold out already, according to developer Klemow Inc. Once again the old real estate adage of “location, location, location” is one of the keys to the sales.
On a regional level, Long Pines’ location just east of U.S. 441 on Hillsborough Boulevard offers convenient access to the Sawgrass Expressway and Florida’s Turnpike.
On a local level, in this era of new urbanism, the Long Pine Greenway on the south side of the development offers a place to jog or walk. Publix supermarket and Duffy’s Sports Grill are a short walk to the east along the trail and Bru’s Room Sports Grill is just to the west.
The quality of Coconut Creek’s schools has also been another big factor, the developer says.
The project’s name comes from the towering pines that are not only along Hillsborough Boulevard, but in the preserve.
One advantage to potential buyers is the last two buildings in the project haven’t been released for sale yet and will be the ones closest to the greenway. The initial buildings are expected to be complete by early next year.
The development is divided into 10 buildings and each of the two-story townhomes will have its own enclosed patio area. A multi-story tower on the northeast corner of the property will provide a sense of arrival for residence and also incorporate a park-like area.
The developer also says one of its selling points include upgrades that are often sold on as add-ons. That includes stainless-steel appliances, granite counter tops and impact glass.
