Newgard Development Group is poised to take the hassle out of developing short-term rentals with its 40-story, 384-unit Natiivo project. It’s hailed as the first luxury turnkey condominium property in Fort Lauderdale and is purposely designed, built and licensed for short-term rentals. Natiivo will start the transformation of the area west of the FEC Railway tracks across from the Brightline station. The property at 200 W. Broward Blvd. is next to a major project planned by Kushner.
The Natiivo name is inspired by the concept of owning and traveling like a native. It will also seek to embrace the neighborhood. Owners will be able to use the property when it’s not being rented out.
The project is nicely positioned for nearby amenities, including the Himmarshee historic area with its bars and restaurants, Riverwalk, the Broward Center for the Performing Arts and the Museum of Science and Discovery. Las Olas Boulevard is also a short walk away.
With Brightline across the street, it’s an easy 30-minute trip to Miami and West Palm Beach and even shorter journeys to Aventura, which has one of the nation’s biggest luxury shopping malls, and downtown Boca Raton, which has a thriving restaurant and cultural scene.

During a panel discussion at an Urban Land Institute event in Fort Lauderdale, Hernandez said Natiivo embraces how people want to own real estate today. The public wants beautiful assets that they can monetize whenever they want, but also can use and enjoy.
“We love that section of Fort Lauderdale. We think is probably going to be the area of the city that is going to see the biggest transformation and we’re part of that,” he said. Hernandez said he feels a responsibility to really bring value not only to buyers and guests staying at the property, but the neighbors and the business community.
Miami’s Arquitectonica serves as the project architect, while Pompano Beach’s IDDI (the subject of this issue’s cover story) will contribute an urban luxury-inspired interior design. Anticipated completion is targeted for 2028.
Natiivo Fort Lauderdale is offering fully finished and furnished residences from 500 to 1,200 square feet, priced from the $500,000s to $1.5 million.
Natiivo Fort Lauderdale will have a mix of studio, one-, two- and three-bedroom resort condominiums with open-concept floor plans. Other unit features include floor-to-ceiling doors and windows with impact-resistant glass, spacious balconies, lockable owner closets, walk-in closets, full-size washers and dryers, smart home technology, European-style kitchen cabinets with contemporary hardware, quartz countertops in kitchens and bathrooms and keyless entry locks.
Amenities will include:
• “The Splash,” a pool at the top of the building’s parking pedestal
• “The Social,” a club room and lounge in the pool area
• “The Fit,” a fitness center with a spa area, locker room and showers
• “The Dine,” a signature ground-floor restaurant
Newgard, which is based in Miami, has developed a dozen condominium projects in South Florida and outside of the state over the past 25 years. Among them is Gale Residences & Hotel on Fort Lauderdale’s Beach.
Newgard hosted over 30 real estate agents at the Lobster Bar in Fort Lauderdale for a sneak preview of the project.
