Michelle Gonzalez represented MisterO1 from Floridian First Realty, while Jonathan Rosen represented the lessor RD Manor Miramar, LLC from JLL..

Floridian First Realty, a family-owned boutique real estate firm based in Coral Gables specializing in commercial, luxury, and residential properties, recently facilitated a 10-year lease agreement for the MisterO1 Extraordinary Pizza franchise location in Miramar. The pizzeria, known for its modern and trendy concept, is located at the Manor at Miramar mixed-use development, an eight-story Mediterranean-style property developed by Related Group.

The one-story new construction space, which spans 2,321 square feet, needs a complete build-out, including floors, plumbing, HVAC, electrical, kitchen, and bathrooms. The space has street visibility on Red Road and is located at 1 Main St., within Manor at Miramar. This luxury residential complex comprises 393 units, offers various amenities, and has 28,000 square feet of ground-level retail and restaurant space. The property is in the heart of Miramar, surrounded by over 1,600 additional apartments, Miramar City Hall, and the Miramar Police Headquarters. Notable tenants in the complex include Crema Gourmet, Sweat 440, The Spot Barbershop, and Elite Dentistry.

Michelle Gonzalez, the commercially licensed broker of Floridian First Realty, founded the company in 2006 with her husband, Kevin Gonzalez. She has facilitated lease agreements for MisterO1’s locations in Fort Lauderdale, Pembroke Pines, Aventura and Boca Raton. MisterO1’s Miramar restaurant is the third Broward location, with the Pembroke Pines restaurant being the first. The company already has several Florida locations, including Bay Harbor, Brickell, Coconut Grove, Lake Mary, Melbourne, Naples, South Beach and Wynwood. Additionally, it has upcoming franchises in Florida and existing locations in Texas and Riyadh, Saudi Arabia.

“With more than 25 years of experience in the real estate industry and specializing in the retail restaurant sector of the commercial market, I enjoy representing amazing clients such as MisterO1, who are deeply committed to enhancing the customer and culinary experience,” Gonzalez says. “The new Manor at Miramar is an ideal location for this MisterO1 franchise, as the area is developing to be one of South Florida’s highly sought-after retail submarkets.”

Floridian First Realty was founded in 2006 by Kevin and Michelle Gonzalez, a husband-and-wife team based in Coral Gables. The company is renowned for its specialists who adeptly evaluate, promote, and efficiently sell properties to optimize their value.
