New Tenants Sign Leases at Motif in Fort Lauderdale

Native Realty, the Jaime Sturgis-led real estate firm, finalized the leases.

Numerous restaurant and retail leases were completed at Motif, the 385-unit mixed-use apartment building in Fort Lauderdale’s Flagler Village, by Native Realty. The new deals were brokered by the firm’s CEO, Jaime Sturgis, and COO, Kaley Tuning, on behalf of Motif’s owner.

The 500 N. Andrews Ave. building will welcome D51 Holdings, LLC, as one of its new tenants. The company is set to open a fine-casual neighborhood restaurant and bar called Olivia, which will occupy a 2,912-square-foot space. Olivia will be serving Southern Italian and American cuisine and will be a high-energy venue complete with live music, DJs, an indoor/outdoor bar, a spacious patio, a curated wine list and craft cocktails.

Other tenants coming to Motif include:

  • BFT Fitness was founded in 2017 and focuses on 50-minute functional training and strength-based exercises. It leased 3,432 square feet of space in the building.
  • Salon Lofts has leased a spacious 6,449 square feet at Motif, where beauty specialists can use marketing tools, cutting-edge scheduling technology, education programs, and business coaching to achieve their goals.
  • Dog Drop, a membership-based modern retail experience offering high-quality pet care and well-designed and tech-enabled locations, will occupy 2,532 square feet.

At Motif, the retail and restaurant leasing is exclusively handled by Native. The building boasts 23,000 square feet of ground-floor retail and restaurant space and is currently over 97% occupied by apartment residents. Sturgis and Tuning have successfully leased the entire retail and restaurant inventory of the building. This includes Mitch’s Downtown Bagel Café, which started operating on the ground floor of Motif in 2021.

“Motif is a case study for how Native Realty approaches tenant curation from a holistic perspective,” Sturgis says. “We were extremely thoughtful about what food-and-beverage and retail concepts fit best within the surrounding neighborhood, as Motif spans a pivotal block in Flagler Village. These complementary tenants will thrive in these well-designed, highly visible spaces in the building.”

Native operates from its Fort Lauderdale office at 1926 E. Sunrise Blvd. in Victoria Park.
